With the strong recovery of the nautical market, the availability of berths in touristic ports has rapidly been exhausted, and securing rental of a space in a high quality Marina might not be as easy as it once was.
For those who love the sea and sailing, the purchase of a berth has now become an advantageous choice, one worth careful consideration. With rising demand, it is also likely that prices will increase significantly year on year.
At Marina d’Arechi, we have designed a new proposal, one that makes the purchase of a limited number of berths very interesting, at a price that also includes management fees.
At sale a notarised act transfers surface water rights (property rights) of the berth, registered in the name of the buyer, for a period of 70 years. Due to current legislation, this sale is not subject to VAT.
If the berth is not used directly by the buyer, it can always be rented out to third parties, with an annual mooring fee of circa 5% of the total purchase value.
If you replace your boat with a larger vessel, the berth acquired can be exchanged for a larger one, modifying the price on the basis of the new vessel size and the number of residual years.
After 10 years, if the buyer is no longer interested in the property, Marina d’Arechi hereby commits to repurchase of the berth at the original sale value, on the basis of the number of residual years.
This option makes purchase very interesting, because in this case the total expenses for ten years of berthing would come out to less than half of the costs that would have been sustained over the same period relying on annual rental contracts.
Our offices are available to illustrate all of the advantages of our new offer, which is reserved to a limited number of available berths.
